How to avoid common mistakes in venue fit outs

More and more cafes and restaurants are popping up, therefore it's becoming increasingly difficult for existing owners to differentiate themselves from their competition.

It’s also harder to retain loyal customers as people flock to the next ‘new’ venue. In addition to this, customers judge the quality of a cafe or restaurant based on the way it looks and feels.

Because of this, bespoke fit outs have become very popular with coffee and food lovers. We are spoilt with choice now more than ever and it’s imperative that cafe and restaurant owners keep up with trends in order to stay in business.

Although it's a necessity, renovating your venue can be a daunting task even for experienced owners. However, below are some common mistakes made when undergoing a fit out for you to avoid:

  • Inaccurate builders quotes
How did you brief your builder or tradesman? Did you provide them with accurate drawings to quote from or did you just tell them what you want?

If you and your builder/ tradesman aren't on the same page, there’s a high probability their quotes won’t be right. This means that you’ll be left to foot the bill for any changes you need to make.
  • Leaving items off the budget

Did you account for everything? Have you included all appliances, fittings, furniture etc? It’s hard to know for sure without a set of drawings. Not allowing for the cost of a missed item can be the difference between blowing the budget and having money left in your pocket!
  • Poor design choices

Do all of your colour choices make sense? Are there any clashing combos? Does your furniture match your fixtures and fittings? Pinterest is a great tool for showing your builder design choices but unfortunately, it won’t be an accurate depiction of what you are going to get.

These common mistakes can make or break a small business but don't stress as there is a solution.

Local restaurant owner Adam Haralapou, founder of Gold Coast’s famous ‘Justin Lane’, Italian restaurant and bar, recently opened Harry’s Steak House in Burleigh Heads, QLD.

As part of it’s growth plans, Harry’s Steak House was to undergo a new fit out which would see half of the restaurant turned into a bespoke Sports Bar. In order to attract new clientele and ultimately increase revenue, the concept had to be executed exactly to Adam’s vision.

To ensure this happened, Adam engaged us at The BuildLAB, to develop 3D conceptual drawings. These drawings proved to be an invaluable tool for his tradesman to accurately quote from.

In the end, Harry’s Sports Bar was delivered under budget and on time due to the fact that all trades and Adam had a clear idea on the final outcome. The vision was clear which allowed the project to run smoothly and eliminate the risk of any budget blow outs.

How the 3d design process works

3D scanning technology has become more affordable than ever. In the past, venues had to be measured by hand and then drawn up by an experienced draftsman. This is no longer the case!

Here at The BuildLAB, we use 3D scanning technology to capture venue dimensions in no time at all. It’s as simple as walking around the venue with our 3D scanner which then automatically turns the scan into a working 3D model.

Floor plans, furniture, fixtures, finishes and workshop drawings are then produced and handed over to your builder for accurate quoting after you have approved the designs. It’s that easy!

As a result, this simple process allows you, the venue owner, to take control of your fit out project and ensure your vision comes to life! Previously, you would have to engage an architect or draftsman to complete expensive drawings which for most small business owners is completely unaffordable.
